Project Outline

We were appointed to provide full architectural services for the project. After planning approval was secured, the cost plan came back significantly higher than the available budget. We worked closely with the client to redesign the building so it could be delivered within the funding constraints. This resulted in several carefully considered changes, including the removal of the pitched roof, internal plastering and mechanical ventilation, as well as the omission of the disabled lift.

Following the redesign, we submitted a Minor Material Amendment planning application, which was subsequently approved.

Our appointment included Building Regulations compliance, detailed architectural design with NBS specifications, and full Contract Administration. The completed project provides approximately 1,000 m² of gross internal floor area.

We used the site’s natural changes in level to our advantage, allowing direct access to the building at three different levels. To make the building easy to navigate, we assigned each level its own colour, which was carried consistently across doors, corridor walls, furniture and blinds.

The classrooms are filled with daylight and benefit from natural ventilation through large, well-proportioned windows. Each window is divided into three sections: a top pane that opens automatically via actuators linked to CO₂ sensors, a manually openable lower pane fitted with restrictors, and a fixed central pane set at eye level to maximise views out.
